Repairs and maintenance (inc improvements and alteration eg. central heating double glazing):Valleys To Coast Housing Report Date 25/11/2025 Case Against Valleys To Coast Housing Subject Repairs and maintenance (inc improvements and alteration eg. central heating double glazing) Case Reference Number 202505478 Outcome Early resolution Miss A complained to Valleys to Coast Housing about knives, nails, weights and waste buried in the grass in her garden, which she said caused rat infestations and an unsafe environment for her younger children.

The Ombudsman found that the Association had not properly addressed this issue. The Ombudsman considered that this caused Miss A frustration due to herself and her children being unable to use the garden and decided to settle the complaint without an investigation.

The Ombudsman gained the Association’s agreement to, within 4 weeks, issue a letter to Miss A which sets out the chronology of actions it has taken to address her concerns and rectify the problems with her garden, provide copies of any relevant survey/inspection reports, set out a schedule of proposed works to be undertaken, set out the estimated time the works will take and the proposed commencement date, and set out what is required of Miss A in respect of contact and access to the garden.
